You guys up north have snow?? It's 78 degrees and sunny in Mississauga! redskye and lookin4ulookin4me.....lock and load those cameras! MsChar.......have that charm and perma smile ready! I remember one party where only 65 signed up and at 11pm we did a head count and there were 180 POFers. I have a feeling it's gonna be like that tonight! Only more! Let's party, have fun and for some lucky ones, meet your dream mate. I hear MsChar is having a draw around 11pm for something very cool!

Hey danster63 Welcome rookie! I think you'll find the atmosphere easy going and fun. I've been asked about the dress code since it is Christmas. If you want to dress up by all means but there is not a dress code as such. At most parties you see everything from jeans to suits to dresses.

I think AngelP is biking in Alaska now. She does love a challenge!! I've had at least 20 emails from people that are coming but didn't sign up. I personally think it's important to hit the sign up button because people on the fence or newbies will be more comfortable knowing that there will be lot's of people there and much easier to socialize. There, that's my rant for the day! 8 days to go!!

Well just so you experts know, there is no minimum or maximum deposit required! I have done one dollar down and as much as one million. If the deal does go south, the deposit does not go to the homeowner. It can only be settled two ways. Mutual release or court order. If neither happens, it will sit in the trust fund. When Royal Trust and A E lePage joined, hundreds of thousands of dollars stayed in a trust fund. Sometimes a little information is a bad thing.

Smoooze, selling a house privately is similar to going to Vegas. Some people win but most don't. (this fact can be backed up statistically). And of course you're entitled to your opinion, no matter how mistaken it maybe!

OK, let's deal with a few things. If you're paying up to 8% in Sudbury, you have nobody to blame but yourself. In the GTA it's about 4.5 to 5%. Like any profession there are great agents and bad agents. Talk to friends, family or neighbours and find out about the agent they used. Don't be afraid to interview several. Lawyers are needed in real estate because our system is different than our neighbours south of us. I also know many lawyers and realtors who don't make what a tradesman earns. The comment on splits isn't accurate. $ 10,000. commission is generally split 50/50 but the office usually doesn't see half of that. Most agents I know are on a 95-5 split. 95% to the salesperson. Now the salesperson is responsible for desk fees, advertising and anything else needed to sell a home. Just like a contractor running his own business. The comment about paperwork is a very valid one. A good salesperson has an assisstant to do the paperwork which frees the agent to do the things they are hired to do. Very seldom will an experienced salesperson list a home higher because in a busy market, the homes that are priced "on the money" get the most viewings and are more likely to receive multiple offers. Don't confuse assessment and appraisal. Many homes sell for more than the tax assessment. Just a fact. I do know what I'm talking about as I've been with Re/Max for over 22 years and last year 89% of my business was past client or referrals. That means I'm doing something right! 10% of us do earn 80-90% of the money and that because we are honest, professional and put the needs of our clients first.
