Tennessee - has amazing places and reasonable expenses.

Recently returned from Bean Station and Washburn. very country, plain and laid back. Not for city folks. Can still get breakfast for a 1$ and 50 cents for coffee (including refills).

I loved what I saw. A few chilly days and evenings but mild temperature compared to most cold places. Less code enforcement regulations too.

Watch out for property that advertises electric & water available. My sister in law has not been able to an electric pole or electricity for almost 6 months. AND the temp has dropped to 35 degrees on some nights.
